1. SERVICES

We provide residential and commercial construction and renovation services including basement development, renovations, kitchens, bathrooms, additions, and related work. All work is performed strictly according to the written scope of work in the signed agreement.

2. ESTIMATES, PRICING & CHANGE ORDERS

All estimates are based on visible conditions and available information at the time of quoting. Prices may change due to:

Client-requested changes

City or inspection requirements

Unforeseen structural, plumbing, or electrical conditions

All changes must be approved in writing through a formal change order. Verbal changes are not binding.

3. PAYMENTS

Payments must follow the agreed payment schedule. Deposits are non-refundable once work, permits, or material orders begin. Failure to pay may result in work suspension and the registration of a builder’s lien as permitted by Alberta law.

4. CLIENT RESPONSIBILITIES

Clients must provide safe access to the property, ensure utilities are available, protect personal belongings, and communicate decisions promptly. Client-caused delays may result in additional charges and schedule extensions.

5. PERMITS & INSPECTIONS

Where included in the contract, permits will be applied for by the Company. Inspection timelines are controlled by municipal authorities. The Company is not responsible for City or third-party delays.

6. PROJECT TIMELINES

All timelines are estimates only and may be affected by weather, supply chain issues, trade availability, inspections, and client changes. The Company is not responsible for indirect or consequential delay-related losses.

7. MATERIAL VARIATIONS

Natural variations in color, texture, shading, and finish are normal in construction materials and are not considered defects. Manufacturer tolerances and lighting conditions may affect final appearance.

8. HOMEOWNER-SUPPLIED MATERIALS

Client-supplied materials are not covered under Company warranty. Additional labor or rework due to such materials will be billed separately.

9. DEFICIENCIES & WARRANTY

Deficiencies must be reported in writing within three (3) business days of substantial completion. Items reported later are handled as warranty requests. Damage caused by occupants or third parties is not covered.

10. SITE ACCESS, SAFETY & INTERFERENCE

Clients must not interfere with active construction areas, workers, materials, or completed work. Unauthorized interference causing delays, rework, or safety concerns may result in additional charges.

11. RESPECTFUL CONDUCT

All communication must remain professional and respectful. Harassment, intimidation, or disruptive behavior may result in work suspension or contract termination, with all completed work and materials payable.

12. COMMUNICATION HOURS

Standard communication hours are Monday–Friday, 9:00 AM–6:00 PM. The Company responds during reasonable business hours.

13. ONLINE REVIEWS & PUBLIC STATEMENTS

The Company encourages honest feedback. False, misleading, or defamatory statements or using reviews as leverage for financial concessions is not permitted. This does not restrict truthful reviews.

Warranty does not cover normal wear and tear, misuse, third-party damage, or acts of God (fire, flood, storms).

15. TERMINATION

Either party may terminate the agreement for material breach. Upon termination, all completed work, materials, and permits remain payable.
